Home movers thinking of waiting until the new year before listing their homes for sale are being advised to put their properties on the market now – to get in ahead of those wanting Christmas out of the way before they swing into action.
Many families are planning a ‘double Christmas’ this year to compensate for the lack of festivities in Covid hit 2020 – and Leamington estate agency ehB Residential says preparations for the season may distract some would-be sellers over the coming weeks.
But office manager Clive Thompson says this can be used to the advantage of other vendors.
He suggests that with fewer properties coming onto the market during November and December, those who are motivated to move could find a buyer before the end of the year – putting them in an excellent position to make a purchase when the raft of new properties hits the market in early 2022.
“We have a queue of buyers waiting to find the right home. Because there aren’t as many around, that means those that do come onto the market are being snapped up quickly. They often have multiple offers, meaning the vendor can choose the one who best suits their situation – a cash buyer, a first-time buyer or one who is happy to wait while the seller finds the right house to purchase. It also means they are likely to achieve a better-than-expected price.
“This year has been described by Rightmove as the year of the power buyer. That means that those who have already on the market and under offer are in a better position to proceed with A purchase. In fact, some agents are saying that as many as 87 per cent of sales agreed are coming from buyers who were already in a position to move.
“An interesting knock on is that by selling first vendors may achieve a higher price than they anticipated – meaning they can look at buying properties which they had previously considered out of their reach.”
