The end of the stamp duty holiday this summer is showing no signs of dampening the enthusiasm of buyers to move house, says ehB Residential.
Office manager Clive Thompson was speaking against a backdrop of annual price rises of more than 10% nationally, sparked by a ‘race for space’ as families look for homes more suited to their changed priorities.
“The current enthusiasm to move has been described as a ‘once in a generation re-evaluation of housing requirements.’ People are after more living space, bigger gardens and room to work from home. Locations which weren’t convenient for commuting have opened up to them,” he said.
“The fact is, if your current property isn’t working for you this week, it still won’t be working for you in July, or August or September. People who have decided they want to move for all these reasons are getting on and doing it because they want to start their new life as soon as possible.
“From the outside it may seem as though some of these sales are being driven by the chance to save thousands on stamp duty. But the fact is, if that was the driving force, then why would people still be determined to move now when we are just weeks away from the end of the stamp duty holiday?” he asked.
“With holidays being more restricted, mainly in the UK and for shorter periods, we believe the market will remain busy and responsive to new instructions this summer.
“In our experience, it’s not about buyers keen to save money on stamp duty – it’s about them finding the right home for their family.”

"It has truly been a pleasure dealing with your colleagues who assisted in our purchase of 23 Beverley Road and the sale of 39 Brookhurst Road. This customer experience (including when we purchased 39 Brookhurst Court last year) has undoubtedly given us the confidence to approach eHB for our future real estate needs. We would like to express our sincere gratitude to Clive, Juliana, Chris and Louise. They were polite and courteous and we were very pleased with the level of professionalism and strong work ethic that they demonstrated at all times. In our experience, we found eHB working to a very high standard of customer care and this, we believe, is the key differentiator that must be maintained by successful companies in a competitive market. Clive, Juliana and Chris invested time in learning about our particular needs and they impressed us with their strong dedication to customer service. Their relaxed and informative style gave us the confidence that our sale and purchases were in safe hands from the outset and, of course, we are totally happy with the outcomes. In particular, they were diligent and meticulous in their approach and we found this to be very reassuring indeed. Your colleagues did an excellent job. We would be grateful if you could convey our heartfelt thanks and appreciation to Clive, Juliana, Chris and Louise. Well done! Kind regards Mushy & Laraine "
