Landlords Fees

FEES TO LANDLORDS:

TENANT FIND: 80% of first month’s rent (inc VAT)

INCLUDES:

  • Full Market Appraisal of property
  • Letting advice on presentation of property
  • Colour advertising via local press, company website & Rightmove website
  • Marketing via our lettings list & registered database
  • Accompanied viewings with all prospective tenants
  • Full referencing carried out by professional reference agent including Right to Rent checks (Section 22 Immigration Act 2014) and Anti-Money Laundering checks
  • Compiling and providing a suitable Tenancy Agreement for the property
  • Organising marketing board at property
  • Advice on all Safety Regulations required to meet current legislation
 

FULLY MANAGED: 14.4% of rent (Inc VAT)

INCLUDES:

  • In-house Account Management processing monthly rents including deductions for contractor/service charges and providing monthly and annual statements
  • Organise Landlord’s Gas Safety Certificate on an annual basis **Costs to be deducted from rental income
  • Advising Utility providers with tenant details & meter readings at the commencement and end of each tenancy
  • Co-ordination and obtaining quotes where necessary for all maintenance and repairs, supervising works and settling accounts
  • Periodic Property Visits and reports provided to landlords
  • Conduct official check out report of the property and negotiate deposit release between all parties - £300.00 (Let Only Service)
  • Pursue non-payment of rent and provide advice on rent arrears action

ADDITIONAL NON-OPTIONAL FEES AND CHARGES:

  • Professional Inventory & Schedule of Condition - £200.00 + VAT (to include pictorial inventory of property) = £240.00 inc. VAT
  • Energy Performance Certificate - £100.00 + VAT = £120.00 inc. VAT
  • Landlord’s Gas Safety Certificate (quote will be provided)
  • Service of Form 6A Notice to gain possession of the property - £75.00 + VAT = £90.00 inc. VAT
  • Negotiating and preparation of ongoing renewals - £100.00 + VAT = £120.00 inc. VAT
  • Co-ordination and obtaining quotes where necessary for all maintenance and repairs during void periods - £25.00 + VAT per visit = £30.00 inc. VAT
  • Electrical Inspection Certificate Report and organising any works relating to this - £200.00 + VAT = £240.00 inc. VAT
  • Register deposit with Tenancy Deposit Scheme - £50.00 + VAT (Let Only Service) = £60.00 inc. VAT
  • Conduct official check out report of the property and negotiate deposit release between all parties - £250.00 + VAT  (Let Only Service) = £300.00 inc VAT
  • Provide upon request annual statements - £25.00 + VAT (Let Only service) = £30.00 inc. VAT
