Properties in Leamington are selling 11% more speedily this year than they were 12 months ago figures show – with pent up demand for family and period homes and realistic pricing cited as factors behind the upturn.
In fact, the town has been named the sixth fastest place in the country in which to sell a home.
The figures have been released by property search portal Rightmove – whose analysis of the thousands of homes it lists ever year shows it takes an average of just 47 days from being listed on the market to being sold subject to contract or under offer – compared with 53 days in January 2018.
The fastest town in which to sell is Redditch, at just 45 days, with Hampstead being the slowest at 121 days.
The average asking price in Leamington is £342,329.
Edward Bromwich, MD of town estate agency ehB Residential, said the Rightmove figures were reflected in his own company’s performance.
“We’ve just agreed a sale on a three-bedroom period property in only four days,” he said. “Period and family homes are the quickest to sell, with a lack of supply behind the speed increase and homes which are realistically priced selling at a rate of knots.”
The Rightmove report follows a feature in the Sunday Times in January describing Leamington as ‘happy, historic and full of beans’, and praising the calibre of its coffee shops, the quality of its schools and the allure of its architecture.
