Why Leamington Spa’s Transport Links Make It a Great Place to Live

There are plenty of reasons people choose to live in Leamington Spa. The parks, architecture, independent shops, schools and restaurants are usually high on the list.

But there is another advantage that can be easy to overlook: Leamington Spa is exceptionally well connected.

Sitting in the heart of Warwickshire, the town works well for people whose lives don’t necessarily stay within the town itself. Whether that’s commuting to Birmingham, travelling regularly to London, working elsewhere in Warwickshire or simply wanting good access to the rest of the country, Leamington is a very practical place to be based.

A town-centre railway station makes a real difference

One of Leamington Spa’s biggest advantages is its railway station.

Unlike locations where catching a train means driving out of town first, Leamington Spa station sits close to the town centre, making rail travel particularly convenient for people living centrally and in many of the surrounding residential areas. National Rail lists the station on Old Warwick Road and it is served by both Chiltern Railways and CrossCountry routes.

For London travellers, Chiltern Railways operates direct services from Leamington Spa to London Marylebone, with the fastest journeys currently taking around 1 hour 10 minutes and services typically running every half hour.

That makes Leamington an attractive option for people who need regular access to London without necessarily wanting to live there.

Birmingham, the Midlands and the North

Head in the other direction and Birmingham is also easily accessible.

Direct rail services link Leamington Spa with Birmingham Moor Street, putting the centre of Birmingham within straightforward reach for work, shopping, events or onward travel. Chiltern’s current service information continues to show Leamington Spa as part of its Birmingham–London route.

And Leamington isn’t simply positioned between Birmingham and London.

CrossCountry services running through the town provide connections on routes towards Manchester, York, Newcastle and other destinations further north, as well as south towards Reading and the South Coast.

For households where work, family and leisure take people in different directions, having that choice is a genuine benefit.

Well connected by road too

Of course, not every journey works by train.

Leamington Spa’s position also provides convenient access to the M40, A46 and the wider road network. ehB itself regularly highlights this as one of the advantages of living locally, particularly for commuters.

The M40 provides an important north-south route towards Birmingham and Oxford and, from there, connections further afield. The A46 gives useful access towards Coventry and other parts of Warwickshire.

It means Leamington can work particularly well for households where one person travels by rail while another needs to commute by car.

Close to major local employment areas

Good transport links aren’t only about travelling to London or Birmingham.

Leamington is well placed for several important employment areas closer to home, including Tachbrook Park, Warwick Technology Park and the wider Warwick and Coventry areas.

To the south of the town, the M40 also makes major employment locations around Gaydon and the surrounding area accessible by road.

For people relocating because of work, this can be a significant part of Leamington’s appeal. You can be close to major employers without having to sacrifice everything that comes with living in an established town centre.

Easy access without giving up town life

Perhaps the real strength of Leamington’s location is that its connectivity doesn’t come at the expense of the place itself. This isn’t simply a commuter town built around a railway station or motorway junction. You still have the cafés and restaurants of Regent Street and Warwick Street, Jephson Gardens, Victoria Park, independent shops, schools and a thriving town centre on your doorstep.

That balance matters. You can live somewhere with its own identity and plenty happening locally, while still being able to get elsewhere relatively easily when you need to.

Is Leamington Spa a good place to live for commuters?

For many people, yes.The combination of a centrally located railway station, direct trains to London and Birmingham, connections towards the North, and convenient access to the M40 and A46 gives Leamington Spa a level of connectivity that is difficult to overlook.

And that doesn’t only benefit the person making the daily commute. Good transport connections can make family visits easier, broaden employment options and make travelling for weekends and holidays considerably more convenient. It’s one of the reasons Leamington continues to attract buyers from both the local area and further afield.
